The third draft of the zoning code is now out. There is still a mixed use property in the neighborhood despite the fact that the city has now created a residential office zone. The big downside to a mixed use zone is that it allows storefronts into the neighborhood for the first time. The residential office zone appears to prohibit medical offices. I am sure it is the fact that the office building in question contains several medical and dental offices from the day when Mercy Hospital was in the neighborhood is the rational for staying with the mixed use zone. If an adult bookstore can be grandfathered in on Colfax despite numerous zoning changes that would now prohibit that use, can medical offices (and why are medical offices, if size limited, an inappropriate use within a residential neighborhood?) be grandfathered into a residential office zone and prevent the potential of storefronts moving into the neighborhood?
